How to Use the Market Overview

This article aims to help users understand the Market Overview and how to use it to find their profitable markets.

If you want to learn more about a particular neighborhood and what it has to offer you as an investor, the Market Overview is your best resource.

To use this Market Finder feature, simply click on any state of your choice on the map. If you used filters, you should be able to narrow down the list of profitable locations ideal for your investment strategy.

Step 1: Click on a state that you'd want to look into.

Step 2: Click on any of the blue labels on the map to investigate your selected city more closely. Your city-level view should look like this:

Step 3: Select any of the blue labels over the area that you want to know more about. Clicking on one of them should zoom the map further into that location and show one or several colored circles, like this:

These colored circles represent the Mashmeter score for that area. You can interpret what each color means by looking at the "Mashmeter Score" chart at the bottom of the map.

Step 4: Click on the dot to open the Market Overview tab on the right side of the screen. Your view should now look something like this:

Step 5: Scroll down the Market Overview tab to see what a particular market has in store for investors. If you continue to scroll down, you will see the following sections as well:

  • Optimal Strategy. This shows you the recommended investment strategy that will give you the best possible return on your investment.

It is important to note, though, that this section also contains the city’s regulatory ranking, which indicates if it is friendly to vacation rentals. Clicking on the Read More link will give you an overview of the short-term rental regulations in the area.

  • Migration Trend. This shows you the quarterly migration trend that takes place in any given location.

  • Housing Supply. This shows the number of houses for sale vs. the average number of days they've been on the market before selling to show the competitiveness of the market.

  • Properties for Sale. This shows you the number of properties currently available and listed in the area.

  • Rental Strategy. This shows you the number of rental properties in the area under both short- and long-term rental strategies. Just click on both tabs to see their differences.

  • Optimal Property Types. This shows which type of property and the number of bedrooms with the highest profit potential.

  • Occupancy and Average Revenue. This section shows you the historical data for both occupancy rates and average revenue for the past 12 months.

You may look into each data further by customizing your search. Simply click on the drop down menus to select the property type and the number of bedrooms to see the data for comparable properties.

Step 5: When you’re done going over the information, simply zoom out on the map to look at another market or scroll up and close the Market Overview tab.
