While the Market Finder map gives you a sneak peek of what a market has to offer, the Table View gives you full access to our massive database and lets you compare markets conveniently and efficiently.
As the name suggests, you can find essential information in table form for easier comparison between markets.
Step 1: Click on the Table Icon in the right-hand corner just above the map.
Once you click on the icon, you should get this view:
Step 2: To get a full view of the table, click the opposing diagonal arrows in the top-right corner, beside "Modify columns".
The full view of the table looks like this:
Let’s go over each column to better understand what you’re working with:
Save. This column contains heart icons that allow you to save a market and add it to your favorites.
Score. This column shows you the market’s Mashmeter Score. You can sort this column from highest to lowest score by clicking on the arrow beside the Score header.
Market. This shows you the names of the market in your selected location. Clicking on the arrows beside the Market header lets you sort this column in ascending or descending alphabetical order.
Regulatory. This column shows you the level of rental regulations in a particular market.
Cap Rate. This column shows you what each market has to offer in terms of cap rate. You can sort this column from highest to lowest rate (and vice versa) by clicking on the arrow beside the Cap Rate header.
Rental Revenue. This column shows you the current average rental income of each market. You can sort this column from highest to lowest score (and vice versa) by clicking on the arrow beside the Rental Revenue header.
Revenue Trend. This column shows you in percentage if a particular market’s rental revenue is going up or down. You can sort this column from highest to lowest score (and vice versa) by clicking on the arrow beside the Revenue Trend header.
Home Value. This column shows you what the market’s current median property price is. You can sort this column from highest to lowest score (and vice versa) by clicking on the arrow beside the Home Value header.
Optimal Strategy. This column shows you the type of property that will give you the best return on your investment based on your chosen investment strategy (short-term or long-term).
Occupancy. This column shows you the market’s current short-term rental occupancy rate. You can sort this column from highest to lowest score (and vice versa) by clicking on the arrow beside the Occupancy header.
Listings. This column shows you the number of active listings in the market based on the filters you applied. Clicking on each entry will take you to Mashvisor’s Search Property Page, where you can see all the available listings. You can sort this column from highest to lowest score (and vice versa) by clicking on the arrow beside the Listings header.
With the Table View, you can already see the necessary market information that will give you a better understanding of what each neighborhood has to offer.
Step 3: The Table View also allows you to modify the columns in ways that make sense to you as an investor out on the hunt.
Just click on Modify Columns to edit the table’s content by ticking or unticking the boxes of the different column labels.
Step 4: Adjust and reorder the columns to make market analysis easier for you.
Step 5: Once you have set your preferences, click on Save Columns so you can only see the numbers that matter to you.
