Mashvisor provides real estate and rental data across many U.S. markets, but data availability can vary depending on the location, endpoint, property type, and available data sources.

Because real estate data is not always uniform across every city, zip code, or property, we recommend testing your target markets before scaling a large workflow.

Does Mashvisor cover every location?

Mashvisor has broad real estate and rental data coverage, but we do not recommend assuming that every field is available for every property, zip code, city, or neighborhood.

Coverage may vary based on:

  • Location

  • Property type

  • Endpoint used

  • Data source availability

  • Listing status

  • Market activity

  • Whether the property is active, off-market, sold, or rental-related

Why might some data be missing?

Some fields may be missing because the information is not available from the source, is not supported in that market, or is not applicable to the property.

For example, one property may have rental estimates and comps available, while another property in a different market may have limited information.

This is normal in real estate data workflows.

What data may vary by market?

Depending on the endpoint and location, availability may vary for fields such as:

  • Active listings

  • Property details

  • Rental estimates

  • Short-term rental income

  • Long-term rental income

  • Occupancy

  • Nightly rates

  • Rental comps

Do you guarantee coverage for every field?

No. Mashvisor does not guarantee that every field will be available for every property, market, or zip code.

If your business depends on specific fields, we recommend testing those fields in your target locations before committing to a large-scale workflow.

How should I test coverage?

The best way to test coverage is to use a small sample of your target markets first.

We recommend testing:

  • A few example addresses

  • A few target zip codes

  • A few target cities

  • Different property types

  • The exact endpoints you plan to use

  • The required fields for your product

This helps confirm whether the API supports your specific workflow before you scale.

Can Mashvisor check coverage for selected zip codes?

Yes. If you have a list of important zip codes, cities, or markets, you can share them with our team.

For larger or custom requests, please include:

  • Target cities, states, or zip codes

  • Required fields

  • Property types needed

  • Estimated volume

  • Whether you need API access or bulk delivery

What should I do if an API response is empty?

An empty response does not always mean something is broken.

It may mean:

  • The property was not found

  • The address format needs adjustment

  • The endpoint does not support that specific market

  • Required parameters are missing

  • The requested data is not available for that property

  • There are no matching comps or listings for the filters used
