How to Use the New Property Analytics Page

This article aims to explain the different parts of the new property analytics page and how to navigate it to serve your needs.

Clicking on an investment property on the search results page will take you to the property analytics page. This page includes a large amount of data related to the property of your choice, such as projected returns, expenses, stats, and other information.

Overview of the Property

In the left column of the page, you will see an image of the exterior of the property, as well as some crucial investment information, including:

  • Property price

  • Property address

  • Number of beds and baths

  • Potential rental income

  • Potential cash flow

  • Potential cap rate

  • Property score, which calculates the probability of the property to generate the expected investment returns

  • Property appreciation rate

This section provides cursory details about the property to help you decide whether to investigate further before checking out the other tabs.

General Info

The General Info tab shows the essential details about the listing, such as:

  • Photos of the property

  • Basic facts such as property type, the number of days it has been on the market, the year it was built, price per square foot, if it's owner-occupied, MLS ID, and short-term rental regulations rating

  • Property description

  • Link to the listing source

  • Features of the property, i.e. number of beds and baths and parking situation

  • Amenities, i.e. included appliances, if there's a pool, if it's a waterfront property, and architecture style

  • More details on short-term regulations in the area, i.e. if it's legal for non-occupied renting, a summary of the regulations, and any limit to the days you can rent out the property

  • Nearby schools

  • Directions to the property

  • Any recurring expenses, such as HOA and short-term rental cleaning fees

Comps

The Comps tab helps you analyze the listing's investment potential with its graphs and lists of comparable properties.

The Comparable Graph shows line charts of how the listing's comparable properties performed in the last 12 months and how they might do in the next 12 in terms of the following key metrics:

  • Average occupancy rate

  • Average rental income

  • Average nightly rate

  • Average sale price

  • Average RevPAR (revenue per available room)

Meanwhile, the Comparable Listing section shows a list of properties in the area that are similar to the one you're viewing. You may switch between Short-Term, Long-Term, and Sales tabs depending on the purpose of your research. You could also create filters to narrow down the list, export the list, and switch between map view and table view.

Rental Strategy

In the Rental Strategy tab, you can see the listing's performance potential for either rental strategy (short-term or long-term) based on the following metrics:

  • Rental rate

  • Occupancy rate

  • Expenses

  • Cash flow

  • Cap rate

  • Cash-on-cash return

You may also adjust specific values (such as financing, expenses, and rental and occupancy rates) to see how they affect your cash flow and returns.

Investment Payback

The Investment Payback tab shows you when to expect returns based on your initial cash investment, occupancy-based revenue, and total expenses. Clicking the Adjust Values button allows you to change specific values, which will then affect the calculations in the table.

You can switch between short-term and long-term rentals, monthly and annual views, and chart and table views. To view a chart or table fully, click the Maximize icon.

Insights

Finally, the Insights tab will help you decide whether the property is worth investing in. It shows the following metrics:

  • Optimal rental strategy

  • Average days on the market for the area vs. the actual days on market for the property

  • Average home value in the area vs. the property's current value

  • The number of short-term and long-term rental comps in the area

  • The average short- and long-term rental occupancy rates in the area, plus a gauge on rental demand for either strategy

  • Investment valuation score - This is our proprietary metric based on the known rental income in the area, occupancy rate, property appreciation, and market trends. This helps you decide whether this particular property has high investment potential.

  • A list of amenities most commonly found in existing short-term rentals in the area. This informs short-term rental investors what amenities are the most popular in the neighborhood, which could help them decide how to furnish this particular property.
