Start by entering your search destination

On Mashvisor's homepage, the first thing that you will see will be our search bar.

You can use this search bar to type in any name of state, city, or neighborhood, and a drop-down list will give you all the available cities that we have on our platform based on the keyword that you've entered.

Search Results

Once you enter the name of the city that you're interested in, in this example it's Austin, you will be redirected to the map page and your search results, with a large number of options to customize your search and find the exact results that you're looking for.

The first thing that you will notice on the map are the little circles with numbers in them.
Each one of these circles represents a neighborhood within the city you're looking at, and the number inside the circle represents the number of investment properties that are available for sale within that neighborhood.

Additionally, you can hover over any neighborhood to get a quick view of its stats, which include the neighborhood's Mashmeter score, the average median price, and the average Cash on Cash Return and Cap Rates for both Airbnb and traditional investment properties within that neighborhood.

Heat Map

In addition to the normal view of the map, there is an option that allows you to view the Heat Map of the area.
What the heat map does is that it provides the user with a visual indication of the area based on your metric of choice. This gives the user an idea of which areas within a city or a neighborhood have better stats or values for their metric of choice.

To access the heat map, you can click on the little house image next to the "explore the data" on the top left corner of the map, below the search bar.

This will give you a drop-down list of the different metrics to choose from, which include:

  • Listing price
  • Airbnb CoC Return
  • Traditional CoC Return
  • Airbnb Rental Income
  • Traditional Rental Income
  • Airbnb Occupancy Rate

Once you choose one of the metrics, your view of the map will switch to the heat map, and the colors will indicate how "hot" or "cold" the area is based on your metric of choice.

The bar at the bottom will also help you understand the different colors and the values that they represent.

Additional Options

On the right side of the screen, you will see a panel with a list of the top properties within the area that you're searching, as well as a few options or tabs to choose from at the top.
You can change the sorting of the properties that are being shown on this panel by clicking on the "Sort by" button on the top right corner of the panel, giving you a drop-down list to choose from.

Additionally on this panel, you can choose the type of properties that you want to view on the map by clicking on the tabs on top of the panel (Investment, Traditional, and Airbnb).

The investment properties will be the default search results, as they represent the properties that are up for sale in that area.

The Airbnb and traditional properties will give you a list of all properties in our data base that are being rented out in the area based on their rental strategy.

Finally, the last tab "Local News" will give you a preview of the local news in the area that are related to the real estate market, allowing the user to gain some insight on any news or events that might affect their investments for the better or the worse.
