This article aims to help Mashvisor's users learn how to use the Property Finder feature on the platform.

Property Finder Feature

The newest addition to the Mashvisor platform is the Property Finder feature.

Before explaining how the tool works and how to use it, let me first highlight the value of the tool and why you, the investor, should learn about it.

The property finder tool is the simplest and most efficient way for you to find the best investment properties in the area that you're interested in investing in.

Our data analysis experts have come up with a unique formula that allows our AI to use the data that you provide in relation to your investment criteria, such as your budget or your desired rate of return. The tool will then scour the market that you're interested in investing in, and it will provide you with a list of properties that are compatible with your investment goals and that fall within your target budget.

The list that you will receive, however, is not just a list of random investment properties that only match your search criteria. Our unique formula will only include properties that are guaranteed to make you a profit if you invest in them, and it will prioritize properties that have exceptionally high projections and expected returns.

Note: This feature has a success rate of 83%. However, the more often this tool is used and the more info you provide by using the platform will significantly increase its accuracy rate as it will take into consideration any new data that it learns about you and your investment goals, and the AI will update the list of properties to match your specific needs and niches.

To put it simply; the real estate investing market is a highly competitive market, and investors who are able to identify a good deal before anyone else does are usually the ones who end up ahead of the game and their competition. With this tool, you can always be ahead of your competition and find the perfect investment opportunity before any other investors, which will give you more control when negotiating the deal, and it can all be done at a much faster speed than ever before.

How to Use the Property Finder

To access the Property Finder feature, click on the pulsing home icon at the top right corner of the screen:

Once you click on it, you will be redirected to the Property Finder page where you can customize the results using the tools and filters that are on that page.

On this page, the first thing that you will notice is the selection of filters that are available to you at the top section of the screen.

These filters include the following:

Miles and Cities

The Miles and From (Cities) filters allow you to set the area that you would like Mashvisor to look for properties in.

Using these tools, you can either select multiple cities, or you can select a single city and set a radius for the search which will be centered around that city.

If you type the name of multiple cities, you will notice that the cities you have selected will be shown in green boxes right below the tool bar:

You will also notice that if you have multiple cities selected, the Miles filter will become grey and unusable.

The Miles filter can only be used when you have one city selected. Setting the Miles filter at 100 miles, for example, will filter out any results that are farther than 100 miles away from the city you have selected.

Together, these two filters can be used to narrow down the results to only include the areas that you're interested in based on your search criteria.

The Budget and Rental Strategy

The most important filters that are included in this tool are the Budget and the Rental Strategy filters.

Using the Budget filter, you can set the range of your budget in order to filter out any properties that are too high above/below your target price:

Additionally, if you're only interested in one rental strategy to use, you can use the Rental Strategy filter to narrow down your search and only see properties that are optimal for the rental strategy that you have selected:

Bedrooms and Bathrooms

The Bedrooms and Bathrooms filters allow you to control the types of properties that you would like to invest in based on the numbers of bedrooms and bathrooms that they have:

These filters are very simple to use, and you can set the numbers of bedrooms and bathrooms that you would like the properties in the search results to have anywhere between Any (which would include all numbers of bedrooms/bathrooms) and up to 5 bedrooms/bathrooms.

The Results

After setting all the filters based on your search and investment criteria, Mashvisor will provide you with 9 property suggestions (Cards) that meet your criteria.

The results that you will get will be investment properties that have the highest projected returns based on their Cash on Cash Return, which will be calculated based on the budget that you have selected:

From here, each card will include some info about the property, including:

  • Property's Address

  • Listing Price

  • Estimated Value

  • Traditional Cash on Cash Return

  • Airbnb Cash on Cash Return

Note: You can click on the name of each property to go to its Property Analytics Page to gain additional insights and access to the calculators if you would like to do some additional calculations related to that property.

Additionally, each property card will have a green "tick" or a red "cross" that you can click to either "like" or "dislike" the property:

Clicking on the Like button will save the property so that you can view it later from your saved homes page.

Clicking on the Dislike button will remove the property from the list.

Accessing Your Saved Homes

To access the homes that you have "liked" or saved, click on the heart shape at the top right corner of the screen:

This button will take you to the saved homes page, which will include all the properties that you have saved either using the Property Finder Feature or from the property's Analytics Page.

On this page, you can see a list of the properties and their info, including their type, sale price, your own rating of the property, and whether or not it is occupied by a tenant, in addition to having options to either share or download the property's PDF Report or to remove the property from the list.
